Damage Restoration Before & After in San Antonio, TX

Photos tell the truth faster than any claim we could make. The work below is actual San Antonio restoration work: water lines on drywall, mold in wall cavities, fire residue on ceilings. Each project taught us something about this city’s houses, and each one ended with a written scope, a drying plan, and a photo of the clean-up before our crew pulled out of the driveway.

Water Heater Failure in Alamo Heights

BeforeBeforeAfterAfter
Before: water heater closet and adjacent hallway after a 40-gallon tank let go overnight. After: dried, treated, and ready for finish work.

A corroded tank fitting gave way around 3 a.m. and pushed water through two walls and a hallway. The homeowner caught it at sunrise and called before the water had fully stopped moving. We extracted the standing water, pulled baseboards to expose the wicking line, and set Dri-Eaz LGR dehumidifiers with Phoenix axial air movers running in a crossflow pattern. The tide mark on the hallway drywall read 4.2 inches. We dried past it by another 6 inches and verified with penetrating moisture meters before we even talked about repairs.

Mold in a Northside Bathroom Wall Cavity

BeforeBeforeAfterAfter
Before: mold discovered behind a tub surround during a leak investigation. After: cavity cleaned, treated, and ready for rebuild.

A slow drain leak behind a fiberglass tub surround had been feeding mold for months before the homeowner noticed a musty smell that got worse after hot showers. We cut a controlled access panel, found the colony concentrated around the leaking joint, and sealed the room with a negative air machine before touching anything. The affected drywall and insulation came out, the framing got wire-brushed, HEPA-vacuumed, and treated with an antimicrobial that we left documented in the job notes. Air samples before and after confirmed the colony was gone, not just hidden.

Supply Line Burst in Stone Oak Kitchen

BeforeBeforeAfterAfter
Before: kitchen and adjoining living space flooded from a ruptured refrigerator supply line. After: moisture readings back to dry standard.

The braided stainless supply line to a refrigerator icemaker failed at the crimp, and water ran through the kitchen and into the living room for about an hour before anyone noticed. We extracted from the tile and the carpet, then pulled the kickplates off the cabinets to check beneath the toe kicks. That is where the real damage hides on this kind of job. Injectidry drying mats pulled moisture out of the cabinet bases and the hardwood transition strips without tearing them out. The family stayed in the house the whole time, which is usually possible on this type of loss.

Attic Fire in a Jefferson Neighborhood Home

Water damage restoration professional cleaning flooded floor with professional vacuum equipment
Before: attic and upstairs room affected by an electrical fire in an older Jefferson-area home. After: smoke residue cleaned, structure stabilized, ready for repaint.

An older cloth-insulated wire arced in the attic above a bedroom and burned long enough to fill the upstairs with smoke before the homeowner called it in. The fire itself was out, but the smoke had pressed into every porous surface: insulation, drywall, the inside of the HVAC return. We removed the charred framing sections, soda-blasted the smoke film off the surviving joists, and ran HEPA air scrubbers for five days before sealing the wood. The house was built in 1958, so we tested for asbestos in the drywall and texture before disturbing anything. It came back clear, and the rebuild went straight to the framing.

Washing Machine Supply House Flood in Castroville

Water damage restoration professional using industrial dehumidifiers and air movers
Before: laundry room and playroom flooded from a ruptured washing machine supply hose. After: treated with pet-safe drying agents, fully dried, and cleaned.

A rubber supply hose on a washing machine finally gave out after too many San Antonio hard water seasons, and the laundry room drains could not keep up with the flow. Water ran under the wall into a playroom where the kids keep their toys. We extracted, lifted the carpet pad, and used pet-safe drying agents in the areas where the family’s two dogs spend their time. The finished space was dry in four days. We also recommended braided steel replacement hoses, which cost about 25 dollars each and end this particular recurrence permanently.

Toilet Overflow in a Medical Center Apartment

Technician using moisture meter during professional water damage restoration service
Before: bathroom and hallway flooded after a toilet overflow in a Medical Center apartment. After: sanitized, dried, and cleared for occupancy.

Category 2 water from a toilet overflow is a sanitary issue before it is a drying issue, and we treat it that way. We extracted and removed the affected carpet pad and baseboards the same day, then applied an EPA-registered sanitizer to the slab and the drywall to 18 inches above the waterline. The tenant was back in the apartment by the end of that week. The property manager appreciated the photo documentation we provided for her maintenance file, and we appreciated not having to touch the upstairs unit’s ceiling.
